📢 Community Update: Camera Installation in Common Areas

Dear Fern Meadows Residents,

We want to share an important update regarding the recent installation of a security camera in one of our shared spaces.

Over the past few years, the HOA Board has received multiple reports of vandalism, property damage, and car break-ins affecting areas such as the playground, shed, and tennis court. In response to these concerns, the Board approved a pilot program to install a single video-only surveillance camera in a common area. This initiative is intended to enhance safety and protect community assets.

🛡️ Why a Camera?

  • To deter vandalism and unauthorized activity

  • To support community safety and asset protection

  • To evaluate the effectiveness of surveillance in public spaces

📍 Where Is It Located? The camera is positioned to monitor public areas only—such as entrances and the playground—where there is no reasonable expectation of privacy. It does not record audio and complies with Florida law governing HOA surveillance in common areas.

📊 What Happens Next? This is a test installation. Based on its performance and community feedback, the Board will determine whether to expand camera coverage to other areas.

📣 Transparency & Communication. We understand the importance of keeping all residents informed. While HOA records and meeting minutes are available only to property owners, we are exploring ways to share general updates more broadly. Please note that the community Facebook page is not managed by the HOA and is not considered an official communication channel.

🏠 For Renters Access to HOA records is limited to property owners. However, if your landlord authorizes it, the HOA may provide certain materials upon request.
