• A $10.00 fee payable by check or online to Fern Meadows HOA must be submitted with this application.

• No Cash Accepted: Only checks or online payments are accepted.

• Fee Requirement: Approvals will not be given until the fee is paid.

• Assessment and Violations: You must be current with your annual assessments and have no outstanding violations.

Project Approval and Timeline

• Committee has 30 days to approve or deny your request.

• Start Within 90 Days: All approved projects must be started within ninety (90) days of approval. If not, a new request must be submitted.

• One Project Per Request: Only one (1) project per ARC Request is allowed.

Standards and Compliance

• Appearance Standards: The acceptable standard for property appearance within Fern Meadows HOA (FMHOA) is based on the Declaration of Covenants, Conditions, and Restrictions (CC&R’s) and is legally binding upon each residential property owner.

• Prior Approval: The CC&R’s require prior written approval for any exterior alteration or addition to your property.

• Compliance: All requests must comply with the Fern Meadows CC&R's and the rules and guidelines of the applicable subdivision. Ensure you have read and understood these rules before completing any Architectural Request.

Request Approval

• Information Accuracy: Approval of your request is based on the information provided. Incomplete or inaccurate information, ambiguity in design, or faulty measurements may result in denial.

• Contractor Recommendation: For projects beyond minor improvements, it is recommended to hire a Florida-licensed contractor who is fully insured, carries Workers’ Compensation Insurance, and is in good standing with the Florida Department of Business & Professional Regulation (DBPR).
